Shropshire house prices stable at start of 2026
Categories: NewsThe average sale price of houses in Shropshire remained stable at the start of 2026 despite a challenging market, analysis by one of the county’s leading law firms has revealed.
The conveyancing team at ORJ, which has offices in Shrewsbury and Stafford, has enjoyed a buoyant start to the year, with people still looking to move house in spite of relatively high interest rates.
ORJ has delved into the latest Government figures, which show the average sale price in Shropshire and The Wrekin constituencies combined from the beginning of January 2026 to the end of February 2026 was £299,612.
That is slightly lower than the £299,829 average for the whole of 2025 for Shropshire and Wrekin.
The average covers almost 500 sales completed in the first two months of the year – 320 in Shropshire and 150 in The Wrekin.
The up until the end of February average sale price in Shrewsbury was £304,194 – down 8% from £329,406 for the whole of 2025.
But it is a slightly different picture in Telford, where the average sale price for this year was £262,237, compared to £242,691 for the whole of 2025 – an 8% increase.
Shrewsbury and Telford made up 268 of the county’s 320 transactions so far this year.
Nicola Fury, Conveyancing Director at ORJ, said: “There have been some negative reports about the housing market in recent weeks focussing on affordability pressures and interest rates.
“While there is no doubt the economic climate is putting some people off moving house and a proportion of homeowners are having to decrease their asking price to entice viewings, our team is still busy with instructions right across Shropshire and Staffordshire.
“It’s difficult to predict what will happen with house prices in the months ahead but our team is here to help those who decide to take the plunge and find their next home.”
The average sale price in Bridgnorth this year was £335,807, compared with £318,475 in 2025, while Oswestry decreased from £279,199 to £244,085.
Market Drayton’s average sale price so far in 2026 was £364,698, up from £333,454 in 2025, whereas Ludlow slumped to £317,674 from £348,122.
