Staffordshire house prices down at start of 2026
Categories: NewsThe average sale price of houses in Staffordshire decreased slightly at the start of 2026, analysis by one of the county’s leading law firms has revealed.
The conveyancing team at ORJ, which has offices in Stafford and Shrewsbury, has enjoyed a buoyant start to the year, with people still looking to move house in spite of relatively high interest rates.
ORJ has delved into the latest Government figures, which show the average sale price in Staffordshire from the beginning of January 2026 to the end of February 2026 was £275,902.
That is lower than the £292,191 average for the whole of 2025 for Staffordshire.
The average covers more than 800 sales completed in the first two months of the year.
The up until the end of February average sale price in Stafford was £301,650 – down 9% from £331,575 for the whole of 2025.
Stoke-on-Trent was also down from £200,990 in 2025 to £191,278 this year.
But it was a different picture in Stone, where prices climbed 6% from £272,271 to £289,613.
Nicola Fury, Conveyancing Director at ORJ, said: “There have been some negative reports about the housing market in recent weeks focussing on affordability pressures and interest rates.
“While there is no doubt the economic climate is putting some people off moving house and a proportion of homeowners are having to decrease their asking price to entice viewings, our team is still busy with instructions right across Staffordshire and Shropshire.
“It’s difficult to predict what will happen with house prices in the months ahead but our team is here to help those who decide to take the plunge and find their next home.”
